Newcastle is one of the more affordable cities in the UK to be a student in, and housing is a big part of why. The North East has the second-lowest average student rent of any UK region ā around Ā£557 a month according to Save the Student's 2026 National Student Accommodation Survey, against a UK average of Ā£575.
That said, "affordable" covers a lot of ground here. A room in a shared house in Heaton and a studio on the Quayside are wildly different propositions, and so are their price tags.
The other thing to get your head around is timing. Newcastle's private student housing market moves early ā houses go live from November for the following September, and the best stock in Jesmond is gone by January.

How much is student accommodation in Newcastle?
Quick but important caveat before the numbers: rent figures vary enormously depending on who's publishing them. University sites, letting agents, bills-inclusive platforms and international student aggregators all measure slightly different things, and some quote with bills and some without.
So everything below is a range, and you should treat it as a rough guide rather than a quote. Always confirm the current price directly with the provider.

The bills question
This is the single biggest thing students get caught out by.
Halls and private purpose-built accommodation almost always include electricity, water, heating and WiFi in the rent. Traditional shared houses in Jesmond and Heaton usually don't ā you'll split bills between housemates on top of the rent.
Save the Student's 2026 survey put the average student energy bill at £83 a month where it's paid separately. Add water, broadband and a TV licence and a "cheap" £90-a-week room can quietly become a £115-a-week room.
Bills-inclusive house packages do exist ā UniHomes puts its Newcastle average at around Ā£184 a week with utilities included ā but you're paying for the convenience.
How Newcastle compares
Save the Student's March 2026 figures put average monthly rent at £589 for Newcastle University students and £569 for Northumbria students. Both sit close to the UK average and comfortably below London, Bristol or Brighton.

Best for first years, and the safest option if you don't know the city yet.
Newcastle University's own halls run 40-week contracts for undergraduates and 49 weeks for postgraduates, with no deposit and no guarantor required ā which is a genuinely big deal if you don't have someone who can act as guarantor. Bills, WiFi and personal possessions insurance are included, and several halls throw in a laundry credit.
Northumbria's halls include all utility bills except the TV licence, on 43 or 44-week contracts, with 51-week and single-semester options at some buildings. They ask for £250 advance rent, credited against your final instalment.
Private halls

Mostly city centre, mostly en suites and studios. Unite Students, iQ, Downing and Abodus all operate in Newcastle.
You're paying a premium for zero commute and zero bills admin. Unite's 2026-27 Newcastle prices start from around Ā£161 a week at Quay Point and rise to around Ā£213 at Manor Bank, bills included. iQ Stephenson House in Shieldfield is one of the cheaper options at roughly Ā£121āĀ£151 a week.
Watch the contract length. A 51-week contract means paying rent through the summer whether you're in Newcastle or not.
Shared private houses
What most second and third years do, and where the value is.
Newcastle's student housing stock is largely Victorian and Edwardian terraces and Tyneside flats ā the classic two-flats-in-one-house layout you'll see all over Heaton and Jesmond. Rent is usually quoted per person per week, excluding bills, on a 12-month contract.
The trade-off is admin. You'll need a guarantor, you'll split bills, you'll deal with the landlord yourselves, and everyone in the house is usually jointly liable ā meaning if a housemate stops paying, the rest of you are on the hook.
Best areas for student accommodation in Newcastle
Both Newcastle University's campus and Northumbria's City Campus sit side by side just north of the city centre, so most "walk to uni" claims work for both. Northumbria also has City Campus East near Shieldfield and the Sandyford Building in Sandyford.

When to start looking for student housing in Newcastle
If you're starting in September 2026
Both universities' halls processes are live right now:
Northumbria's booking portal reopens on 13 August 2026 ā A-level results day ā with a guarantee deadline of midnight on 16 August 2026 for new full-time undergraduates.
Newcastle University's accommodation guarantee required an application by noon on 24 July 2026 and an unconditional firm offer held by 17 August 2026.
If you're looking for a house for 2027/28
Newcastle's private market moves early. Properties come to market from November onwards for the following academic year, and most students house-hunt between November and January. The best houses in the popular areas go first.
Almost all private student tenancies in Newcastle are 12 months.
Worth thinking about honestly: signing in November means committing roughly ten months before you move in, to a contract that runs through a summer you might not spend in Newcastle. On a £150-a-week room, a 52-week contract versus a 40-week hall contract is a difference of around £1,800.
Returners rebooking university halls should watch for early-January deadlines.
What to check before you sign a tenancy
Newcastle's student housing is mostly old, and 65% of students nationally reported at least one problem with their accommodation last year ā damp being the most common at 30%. So look properly.
Check the property
Damp and mould ā look at ceilings, window reveals and bathroom corners. Victorian terraces are prone to it.
Windows ā single glazing will cost you a fortune to heat.
Heating ā ask what it costs to run, not just whether it exists.
Water pressure and hot water ā run a tap. Seriously.
Security ā check locks on the front door and bedroom doors.
Check the paperwork
Ask to see all of these before you sign:
Gas safety certificate
Electrical installation condition report (EICR)
Energy performance certificate (EPC)
The property's HMO licence
Confirmation of which government-approved scheme will protect your deposit
Know the fee rules
Under the Tenant Fees Act 2019, in England:
Your deposit is capped at five weeks' rent ā and that cap applies to the whole tenancy, not per person. A landlord cannot take five weeks' rent from each housemate.
A holding deposit is capped at one week's rent.
Banned outright: reference-check fees, admin fees, and compulsory deposit-replacement insurance.
Council tax, HMO licences and other admin
Council tax
Full-time students are exempt from council tax, but the exemption is not automatic and it only applies if every single occupant is a full-time student. One non-student in the house and you drop to a 25% reduction, and the bill lands on the household.
To claim it you'll need a student council tax exemption certificate from your university, showing your course, start and end dates and hours of study. Newcastle City Council also wants the names and move-in dates of every adult in the property.
This is the most-missed job on the list. Everyone in the house has to do it.
HMO licensing
Newcastle runs a city-wide additional HMO licensing scheme, covering houses with three or more people from two or more households sharing facilities. In practice, that means nearly every student house in Newcastle needs a licence.
Ask the landlord or agent to show you theirs. If you want to check independently, contact the council's Private Rented Service on 0191 277 1438.
Why Jesmond is expensive: Article 4
Parts of Jesmond, Heaton, High West Jesmond, South Gosforth, Sandyford and Spital Tongues are covered by Article 4 Directions, meaning converting a family home into a shared house needs planning permission.
The upshot for you: supply in the prime student areas is effectively capped, which is a big part of why Jesmond rents hold up. It's also a red flag to spot ā a house being marketed to seven or more sharers needs specific permission.
Guarantors
Newcastle University halls: no guarantor needed.
Northumbria: not needed at Glenamara House, New Bridge Street, Winn or Trinity Square. Required at Camden Court, Byron Central, Quay Point, iQ Stephenson, Portland Green, Stepney Yard and The Bridge. Guarantors must be over 25 and not a student.
Private houses: a guarantor is the norm, usually a UK-based homeowner. Paying rent in advance is the usual alternative.

This is the most useful section in this guide, and it costs nothing.
Both students' unions will read your tenancy agreement before you sign it. Use them.

Top tips
Get your contract checked for free before you sign. Both SUs do it. There is no reason not to.
Compare like with like. A £90-a-week room without bills and a £115-a-week room with bills can cost the same. Do the maths properly.
Don't sign in a rush. Agents create urgency in November. The stock is not actually about to run out entirely.
View in person and in daylight. Photos hide damp.
Sort council tax exemption in your first week. All of you.
Read reviews of named halls on sites like StudentCrowd before committing to a building you've never seen.
Check what the contract length actually is. 40 weeks versus 52 weeks is worth well over a thousand pounds.
Photograph everything on move-in day, including existing damage, and email it to the landlord so it's timestamped.
