If you're looking for student accommodation in Sheffield, there are three things worth knowing before you look at a single listing.
Sheffield Hallam has two campuses, not one. Most student houses in Sheffield are legally unlicensed — the threshold here is higher than in a lot of comparable cities. And Sheffield's Article 4 Direction has been in force since December 2011, one of the earliest in the country, which is the real reason the good houses in Broomhill and Crookes go so early.
None of that is on the booking sites. Here's what it means for you.

Work out which campus you're on first

The University of Sheffield is at Western Bank, west of the centre. Broomhill, Crookes and Crookesmoor are a 15 to 20 minute walk from it.
Sheffield Hallam, with around 31,000 students, runs two separate campuses: City Campus, directly opposite the railway station, and Collegiate Campus, out at Collegiate Crescent near Ecclesall Road. These are not walking distance from each other, and a house that's perfect for one is awkward for the other.
Hallam students in particular should check which campus their course is actually taught on before signing anything. It's the most common and most expensive mistake made here.
And then there are the hills. Sheffield is compact and mostly walkable, but it is built on seven of them. The cheaper streets out west come with a climb you will absolutely feel on the way home. Look at the contour lines, not just the walking time.

Broomhill, Crookes and Crookesmoor are the classic University of Sheffield picks. The city centre and Ecclesall Road suit Hallam, depending on campus. Walkley and Crookesmoor are where the budget goes furthest.
Most Sheffield student houses aren't licensed
This is the bit that surprises people, and it's the opposite of the position in several other student cities.
In Sheffield, a property is licensable by the council if there are 5 or more occupiers forming two or more households. A house shared by 3 or 4 unrelated students is usually an unlicensed HMO — still legally an HMO, but not subject to the council's licensing regime.
That isn't dodgy, and it doesn't mean your landlord is doing anything wrong. But it does mean nobody has checked the property on your behalf. In cities with citywide additional licensing, a council officer has been through the standards. In a Sheffield four-bed, quite possibly not.
So do the checks yourself before you sign:
Gas Safety Certificate — legally required annually, ask to see the current one
Electrical Installation Condition Report — required every five years
Deposit protection — your deposit must be in a government-approved scheme within 30 days
EPC — tells you what you're in for on heating bills, which matters in a hilly northern city
Smoke and carbon monoxide alarms — check they exist and work

Why The Good Houses Go So Early
Sheffield introduced an Article 4 Direction covering HMOs on 10 December 2011, one of the earliest in the country. It applies to designated areas the council identified as having high concentrations of student housing — broadly the wards around the universities, including Broomhill and Crookes.
Inside that boundary, a landlord needs full planning permission to convert an ordinary house into a small HMO for three to six people. Outside it, they don't.
There are also separate, older Article 4 Directions covering the Broomhill and Nether Edge Conservation Areas, which restrict other permitted development rights on top.
The practical effect: the supply of student houses in exactly the streets students most want has been effectively fixed for fifteen years. New ones aren't being created at any meaningful rate. That's why the decent Broomhill and Crookes houses are gone months before you'd expect, and why "we'll sort it in the summer" doesn't work here.
If Broomhill or Crookes is your target, you're looking in the autumn term for the following year.
What You'll Actually Pay
Sheffield remains one of the better-value student cities in England.

Shared houses in Crookesmoor, Broomhill and Walkley typically come in under £130 per week.
Purpose-built student accommodation near the University of Sheffield runs roughly £85 to £133 per week depending on the building and room type, with the cheaper end around £85 and premium en-suites at the top.
Always check whether rent is inclusive of bills. Purpose-built accommodation usually bundles wifi, electricity, water and heating. Shared houses often don't, and an £110 room excluding bills is not a £110 room once you've heated a draughty Victorian terrace up a hill through a Sheffield winter.
For context, the maintenance loan for 2026/27 is up to £10,830 a year for a student from England living away from home outside London.
Full-time students are exempt from council tax, but you need to give the council proof of your student status rather than assuming it applies automatically.
Getting Around

The South Yorkshire Supertram returned to public ownership in 2024 and runs four colour-coded lines across roughly 50 stops. The University of Sheffield stop sits on the Blue and Yellow routes, and trams run until around midnight most nights.
That last detail matters when you're choosing between a cheaper house further out and a dearer one you can walk home to.
Top Tips For Finding Student Accommodation In Sheffield
Confirm your campus before you look. Hallam has two. City Campus and Collegiate Campus are not interchangeable.
Assume nobody has inspected the house. Under five tenants, it's probably unlicensed. Ask for the gas certificate, the EICR and proof of deposit protection.
Start in the autumn term if you want Broomhill or Crookes. Article 4 has capped supply there since 2011.
Check the hill, not just the distance. Ten minutes downhill to campus is thirty minutes back up it.
Get bills in writing. Inclusive or not inclusive changes the real price by a lot.
