Coventry has two universities at opposite ends of the city, and picking the wrong end is the single most expensive mistake students make here. It also has stricter HMO rules than almost anywhere else in the country, which is genuinely good news for you as a tenant, as long as you know what to ask for.

Here's what actually matters when you're looking for student accommodation in Coventry, including the two local rules that most guides skip entirely.

The Coventry Geography Trap

The University of Warwick is not in Warwick. It's in Coventry, on the south-west edge of the city at Canley and Cannon Park, around three miles from the centre. Coventry University, confusingly, is the one that's actually in the middle of Coventry, right next to the Cathedral.

This matters more than it sounds. A house that's a five-minute walk from Coventry University is a 25-minute bus ride from Warwick. Students sign year-long contracts on the wrong side of the city every single September, then spend the year and a fair chunk of their loan on the 12X.

Work out which campus you're actually on before you look at a single listing.

Best Areas For Student Accommodation In Coventry

City centre and Hillfields, for Coventry University students

Coventry University's campus is in the city centre, so central housing means zero transport costs and a walk to lectures. Most purpose-built student accommodation in the city clusters here.

Hillfields sits directly beside the campus and is where the cheaper rooms concentrate. It's the most affordable option close to Coventry University, and it's worth visiting in person before committing, as it varies a lot street to street.

Canley, Tile Hill and Cannon Park, for Warwick students

Canley sits immediately next to the Warwick campus, so you can walk or cycle in rather than budgeting for buses. It's quiet and suburban with local shops, a supermarket and its own railway station into the city centre.

Tile Hill also has a station, which makes it a practical pick if you want rail access to both Coventry and Birmingham. Cannon Park is the other close-to-campus option, with a Tesco Extra that becomes your entire life for three years.

Earlsdon, the compromise both universities fight over

Earlsdon is the area students from both universities want, and the reason it's the most competitive. It's a leafy, village-feeling suburb with a proper high street of pubs, cafes and independent shops, around 15 minutes' walk from the city centre and 15 minutes by bus to Warwick on the 11 or 12X. War Memorial Park is right there.

  • Leamington Spa — a genuine option for Warwick students, though you're committing to a daily train

Every HMO In Coventry Has To Be Licensed

This is the bit worth reading twice, because it's a protection most students don't know they have.

What counts as an HMO

You're living in a house in multiple occupation if at least three tenants live there forming more than one household, and you share a toilet, bathroom or kitchen. That's most student houses. It applies whether you're all on one joint tenancy or you've each signed separately.

Why Coventry's rule is stricter than most cities

In most of the country, a landlord only needs an HMO licence if five or more people live in the property. Coventry has had an Additional Licensing designation across the entire city since 4 May 2020, which means every HMO needs a licence, even with fewer than five tenants.

A licensed HMO means the landlord has to meet standards on safety, facilities and management. If your prospective landlord is vague about whether the property is licensed, that's your answer about how they'll handle the boiler in February.

Ask directly whether the property has an HMO licence, and ask to see it.

Why The Good Houses Go So Early

Coventry has an Article 4 Direction covering 11 of its 18 wards, including Earlsdon, Cheylesmore, Foleshill, Sherbourne and Wainbody. In those wards, a landlord can no longer convert an ordinary house into an HMO under permitted development rights. They need full planning permission for change of use.

The practical effect: the supply of new student houses in exactly the areas students most want has been deliberately capped. Existing houses in Earlsdon aren't being added to at the rate they once were.

That's why the decent Earlsdon houses are gone by Christmas of the year before, and why leaving your search to the summer means taking what's left. If Earlsdon is your target, you're looking in the autumn term, not the spring.

What You'll Actually Pay

Coventry is genuinely cheap by UK student standards, which is one of the better reasons to be here.

  • Shared house rooms in the more affordable areas like Hillfields, Canley and Stoke start around Ā£400–£550 per month

  • Earlsdon runs roughly Ā£95–£135 per week, reflecting the demand

  • Purpose-built studios rarely go above Ā£900 per month at the premium end

Check carefully whether rent is inclusive of bills. Purpose-built accommodation usually bundles wifi, electricity, water and heating. Private houses often don't, and a £400 room excluding bills is not a £400 room.

For context on the wider budget, the maintenance loan for 2026/27 is up to £10,830 a year for a student from England living away from home outside London.

Full-time students are exempt from council tax, but you'll need to give the council proof of your student status rather than assuming it applies automatically.

How To Check A House Before You Sign

  1. Confirm which campus you're on, then filter by bus route. The 11 and 12X serve Earlsdon to Warwick. The 14 covers Canley and Tile Hill. Central housing walks to Coventry University.

  2. Ask for the HMO licence. Every HMO in Coventry needs one. A landlord who can't produce it is either unlicensed or disorganised, and neither is what you want.

  3. Check what's included. Get bills, wifi and any "admin" charges in writing before you agree to anything.

  4. Visit in person, on a weekday evening. Streets in the same postcode vary enormously in Coventry, and daytime viewings tell you nothing about noise.

  5. Start early if you want Earlsdon. Article 4 has capped new supply there. Autumn term for the following year is realistic, not cautious.

  6. Never pay a holding deposit before you've seen the tenancy agreement. If you're being rushed, that's the signal to slow down.

Coventry is one of the cheapest cities in the UK to be a student in, and one of the best regulated. Use both. šŸŽ‰
