Student Accommodation In Bournemouth: What You Need To Know

Bournemouth University's main campus isn't in Bournemouth. It's in Talbot Village, on the Poole side of the boundary, and it's where most faculties actually teach. The Lansdowne Campus, just outside the town centre, is the smaller one.

Get that the wrong way round and you'll spend a year commuting across town. It's the most common and most expensive mistake made here.

There are also two local rules worth knowing before you sign anything. Here's the lot.

Work Out Which Campus You're On

Talbot Campus is home to most of Bournemouth University — the Business School, the Faculty of Media & Communication, the Faculty of Science & Technology, the Doctoral College and SportBU, plus the main library. It's a compact, self-contained campus in Talbot Village, technically on the Poole side.

Arts University Bournemouth sits immediately next door, which is why the same handful of areas serve both.

Lansdowne Campus is a different proposition — three teaching and administrative buildings scattered around Christchurch Road, Oxford Road and Holdenhurst Road, just outside the town centre, along with the students' union nightclub and some halls. Unlike Talbot, it isn't a self-contained campus.

Check which campus your course is taught on before you look at a single property. A room that's a five-minute walk from Talbot is a bus ride from Lansdowne, and vice versa.

Bournemouth's Student Areas

Winton

The main student area, and it isn't close. Winton sits immediately next to both Talbot Campus and Arts University Bournemouth, with a proper high street on Wimborne Road — supermarkets, cafés, takeaways and pubs, all walkable.

Most of the housing is larger family homes adapted for sharing, which is what you want if you're renting as a group. The town centre is a short bus or cycle ride, roughly 20 minutes.

The trade-off: with that many students in one place, it gets noisy. If you want quiet, this isn't it.

Charminster

The other established student area, and the best one for food — a big range of international restaurants and affordable takeaways. Slightly more urban in feel than Winton.

Boscombe and Southbourne

More affordable than Winton, with good access to both the beach and the centre. Boscombe has had significant regeneration investment. Southbourne is quieter and more residential.

Worth considering if you'd rather live near the sea than near campus.

Talbot Village

Quiet and residential, right by Talbot Campus. Good if you want a calmer year and don't mind being away from the nightlife.

The town centre and Lansdowne

Best for Lansdowne Campus students and for nights out, with the clubs and late venues concentrated along Old Christchurch Road. Closest to the station and the beach, and priced accordingly.

Most Student Houses Here Aren't Licensed

Bournemouth follows the national default: a property needs a mandatory HMO licence only if five or more occupants from more than one household share amenities. There is no additional licensing scheme covering smaller HMOs.

In practice, that means a three or four-person student house in Bournemouth is usually unlicensed. Perfectly legal — but it also means no council officer has inspected it on your behalf.

So do the checks yourself:

Gas Safety Certificate — required annually
Electrical Installation Condition Report — required every five years
Deposit protection — must be in a government-approved scheme within 30 days
EPC — coastal Victorian conversions can be expensive to heat
Smoke and carbon monoxide alarms — check they're there and working

If you're in a house of five or more, ask to see the HMO licence. It's mandatory, and a landlord who can't produce one has a problem.

Why The Good Houses Go Early

Bournemouth has had an Article 4 Direction in force across the whole of the Bournemouth area since 2011, with a separate one covering Talbot Village since 2013.

Inside those areas, a landlord needs full planning permission to convert an ordinary house into an HMO, rather than doing it under permitted development rights. The application fee alone is £462.

BCP Council's stated reasoning is the familiar one for university and coastal towns: concentrations of HMOs create tensions around local amenity and the character of an area.

The practical effect for you is that the supply of student houses in Winton, Charminster and Talbot Village has been capped for well over a decade. New ones aren't being added at any real rate. That's why the decent group houses go months earlier than you'd expect, and why leaving it to the summer means taking what's left.

If Winton is your target, you're looking in the autumn term for the following year.

What To Check Before You Sign

Confirm your campus. Talbot and Lansdowne are not interchangeable, and Talbot isn't in Bournemouth.
Assume nobody has inspected the house. Under five tenants, it's almost certainly unlicensed. Ask for the certificates.
Ask for the HMO licence if there are five or more of you. That one is mandatory.
Start early for Winton. Article 4 has capped supply since 2011.
Get bills in writing. Inclusive or not changes the real cost substantially.
Check the bus route, not just the distance. Winton to Lansdowne and town centre to Talbot are both real commutes.
Sort your council tax exemption. Full-time students are exempt, but you have to prove your status rather than assume it applies.
